5 tips to keep in mind when looking for your perfect home!

For many people, buying a home can be a daunting task… and rightly so! Your house will become the place you will have the most fun, and make lasting memories. It will become your home. Even though a lot of buyers see picking a house as a tall order, here are 5 smart tips to keep in mind when you’re on the hunt.

 
1. Look for the long haul.
When searching for a home, look for the one in which you can picture you and your family living for a while (the goal here is 5-7 years). If you move more often than that, you usually take a hit financially when it comes to things like closing and moving costs. On top of that, until you’ve reached the 5-year mark, you may actually be better off just renting because you likely will not have made enough progress on your mortgage principal to justify buying a house.
 
2. Give yourself some room to grow.
Life changes in the blink of an eye. It might just be you, your soulmate, and man’s best friend today, but tomorrow you might learn that junior will arrive in 9 months and you are all out of space! Look to the future and find something that can adapt to your needs as life changes.
 
3. A little flexibility never hurt anyone.
Options: man’s real best friend (sorry Fido). Finding yourself a home whose rooms can serve multiple functions is essential for the home-buyer. For example, let’s say your mother-in-law decides to come for an “extended visit”. Suddenly, that office space is looking more and more like a private room. Or maybe Junior is now 18 and off to college, and Mom wants to start her own business. Looks like his room just became the new headquarters.
 
4. New isn’t the only way to go.
What’s not to love about a new home? The smell of fresh paint, the up-to-date appliances, the built-in kitchen island. And then you realize the cost may be a bit out of your price range. Well here’s the thing. All of those things can be done to an older home. You can end up getting all of the home you wanted, at a fraction of the cost! (Keep in mind, this doesn’t mean you should never look for a new house. If you want that extra sense of security that comes with a new home and you have the capital, we say go for it!)
 
5. Buy within your means.
Bigger is always better, right? Not if you’re overpaying for what you don’t need! It’s easy to overspend on a home, but you need to consider how much of it you will actually make use of and the potential costs that come with owning that home. Believe us, you’ll be way less stressed out about the extra 250 sq ft. you missed out on than you would be living paycheck to paycheck. On the other hand, this also doesn’t mean you’re doomed to live in a trailer for the next 30 years. After all, a home is an investment! Learn to prioritize your wants and your needs, and then find something that meets all of your needs, with a few of your wants. It’s okay to spoil yourself sometimes!
