An Interview with The RED Team

We were recently approached by a home seller with a list of interview questions about our team. We thought these were excellent, well-thought-out questions and wanted to share them with others! It’s so very important to choose a realtor that will provide you with top-notch service and be available to answer your questions in a timely manner. This is what we strive for and have a passion to serve others in their real estate needs.

First, we want to share more information about The RED team team, then we’ll move into those interview questions!

 

Kim Spencer, Terra Myers and Kiley Hendley are full-time, licensed real estate professionals ready to help you buy or sell a home in the Edmond/OKC area. We are native Oklahomans and local residents of the Edmond/Oklahoma City area. Like mother like daughter, Kim and Terra both received their Marketing degrees from Oklahoma Christian University. Kim has been a licensed Realtor since 1996 and Terra earned her license in 2006, however, has been active in the business since 2000. In 1997, Kim was recognized as the Keller Williams “Rookie of the Year.”  In 2002 she was the winner of the EXCELL award.

In May of 2013, Kiley, another daughter and sister, earned her license. She has worked full-time in the office as the office manager since 2009.  She shares Kim and Terra’s alma mater with a Liberal Studies degree from Oklahoma Christian University.  The RED Team is in the top 5% of realtors at Keller Williams Realty Central Oklahoma (over 209 agents). Keller Williams Central Oklahoma has also owned over 20% of the real estate market share over any other real estate company for 15 years plus. Kim and her husband Terry have been married for 40 years and have two daughters, Terra and Kiley. Terra has been married to her husband Brad Myers of Topeka, Kansas for 10 years and they have twin boys that are 6 years old. Kiley has been married to Blake Hendley since June 2016.

1. How many homes did you sell in 2016 as a seller’s agent?

We sold a total of 112 homes last year and around 50% of those were listings.

 

2. What’s the average price range of the homes you’ve sold?

The average price of homes we sold last year is $215,238.00.

 

3. Of the homes you sold in 2016, what was the average number of days from the original list price to the accepted offer?  How does this compare to others?

Of the homes we’ve sold in the past year, the average days on market was 47 days. Due to the thriving office that we work in, as well as marketing the properties, we would say this is exceptional when comparing to other agents in the area.

 

4. What was the average ratio between the listing price and the final selling price?

As mentioned above, our average sell price was $215,238.00 and the average list price was $220,650.00.

 

5. Will you be using video and virtual tours to market my home?

Yes, we use a program called TourFactory which will give a virtual tour (through photos) of your home. And through the marketing we can do other forms of video also.

 

6. Will my home be “enhanced” on the most visited Real Estate websites such as Realtor.com, Trulia.com and Zillow.com?

Yes, it will be enhanced. By this we mean your home will have professional photos taken by our photographer and the profile will be completely filled out with all pertinent information needed for one to make a decision on whether to see/purchase your home. We do pay extra through realtor.com to enhance our listings with more information and pictures.

 

7. When a buyer calls on my home will you ALWAYS be the one they communicate with? 

Yes, we will always be the main point of contact if a buyer contacts us directly or if an agent representing a buyer contacts us as well.

 

8. How will you communicate with me regarding your efforts?

Our full-time licensed assistant, Allison is in our office Monday-Friday 8AM – 5PM. She will reach out to every realtor who shows your home to get feedback that we can later provide to you. On Monday or Tuesday of each week, one of our team members will give you a call to check in and discuss the feedback we received. Otherwise, we will contact you by text, call or email (your preferred method) when we have questions, vital information to pass along, or an issue that needs to be resolved immediately.

 

9. Once the offer is accepted, will you be attending all the inspections on my home?

Yes, once your home is under contract, Kiley will your main point of contact and will be there to hear the outcome of the inspections then communicate the information and reports to you.

 

10. How much do you charge to sell my home and why?

The going rate in the Edmond/OKC metro area is 6% of the sales price. We charge a 6% professional fee and offer 3% of that fee to a realtor that brings a buyer and closes on the property. This fee includes a split to Keller Williams Realty, marketing and advertising, plus our time and energy. We have a detailed list of things we will do service-wise for you throughout the process.   • Prepare a Comparative Market Analysis (CMA) to price your home strategically to be competitive with the current market and current price trends
  • Complimentary assistance in staging your home to showcase features that buyers are most interested in: uncluttered rooms, closets, fresh paint and pleasing curb appeal
  • Take property photos to use in advertising your home
  • Create a Virtual Tour of your home
  • Collect all interior and exterior features of your home
  • Place a For Sale Sign in your front yard
  • Place a lock box on your front door
  • Prepare color flyers for inside your property
  • Place your home on the Multiple Listing Service for the Oklahoma City Metro, MLS, which notifies every Realtor that your home is now for sale
  • Place pictures and information about your home on 50+ websites
  • Place your home on various social media pages
  • Blog about your home
  • Promote your home to over 250+ Realtors in our office
  • Promote your home to all Realtors with prospects in the MLS system that match your homes criteria
  • Answer all calls and inquiries on your home immediately
  • Show your home to prospective buyers
  • Track showings and collect feedback
  • Call with updates on Mondays or Tuesdays
  • Invite all associates from our office on a tour of your home (some rules apply)
  • Review contracts and represent you in negotiations for the highest value
  • Represent you during the inspection process
  • Use the latest technology
  • Provide a team to serve you through each step of the process
  • Coordinate and oversee your sale through the closing of your home
  • Help you correct any challenges along the way

 

11. As far as production goes, if I called the owner of your company, would they tell me you were one of the top producing agents in the company or a middle of the road agent?

Yes, we believe she would. There are over 700 Keller Williams offices and over 150,000 agents, and we fall within the top 3% of those agents worldwide. We are also in the top 4% of agents in the Keller Williams Central Oklahoma office which has over 300 agents.

 

12. Will you allow me to terminate the listing contract if I am not completely satisfied?

Absolutely. It is never our desire to terminate a listing agreement, but if you ever feel we are not following through on what we promised, we will without a doubt respect your wishes and terminate the contract. We do ask that you give us a chance to address your concerns and adjust the listing, and then if you’re still not happy, we can terminate the listing.

 

13. If my home is on the market for 60 days, would you consider adjusting your fee to help me recoup some of the lost profit?

There are many factors that go into why any given home sells or doesn’t sell. We will schedule a listing appointment with you to determine pricing within the Comparative Market Analysis, as well as what cleaning, updates, and projects need to be done before professional photos are taken of your house. Once the listing goes live (active), we will market your property on as many sites possible to give your home the exposure it needs in order to create as much traffic through your home as possible (See sellers packet). We will continue to watch the market to determine your home is priced properly so that you do not miss any opportunities for it to sell. We are full service real estate agents and our professional fee covers all that we do. If your home stays on the market longer than 60 days, it wouldn’t be due to the fact that your home isn’t in tip-top shape to sell, it would be due to many other market factors that are outside of our control. That being said, we do not offer a professional fee any less than 6%.

 

14. I have read the Internet is a critical tool for selling homes. How will you market my property online? Do you use social media marketing in your business such as Google Plus, Facebook and Twitter to reach other Realtors and potential clients?

When you list your home with us, it will be submitted to the top real estate consumer websites which will market your listing on their website.  We have formed 50+ business relationships to help feature your home and get it sold quickly.
